Warehouse Factory Semenyih is a light industrial development comprising ten (10) single-storey factory units, set within a 4.405-acre site adjacent to the LEKAS Highway. Conceived as a practical and adaptable industrial estate, the project serves a range of business operations, including warehousing, assembly, and light manufacturing.

The development is organised into two distinct linear blocks:

• Block A with six typical units of approximately 7,900 sqft, and
• Block B with four units, including the larger Unit 8 (12,429 sqft) and Unit 10 (13,289 sqft).

This dual-block layout optimises internal circulation and site efficiency, while allowing flexibility for varying tenant sizes and operational needs.

Each unit is designed as a single-volume space with a 40-foot internal clear height, providing generous vertical space for industrial racking, storage, or potential mezzanine integration. The planning focuses on straightforward, modular functionality, enabling clear workflow and efficient vehicle movement throughout the site.

The material palette emphasises durability, cost-efficiency, and ease of construction. The buildings utilise lightweight metal deck roofing systems for rapid assembly and long-span coverage, paired with brick wall construction at the perimeter to ensure thermal stability, security, and structural integrity. The façade treatment remains clean and industrial, with provisions for high-level ventilation and future services routing.

The project’s strategic proximity ensures excellent connectivity via nearby interchanges, making it an ideal logistics base within the southern corridor of the Klang Valley. The highway adjacency also provides strong visual exposure, enhancing the project’s commercial positioning.

The circulation network across the site is designed for industrial vehicle access, with ample driveway widths, turning areas, and dedicated loading/unloading zones for each unit. The split between the two blocks also allows more efficient traffic segregation and staging, improving daily operational flow.
